The Main Stable consists of 15,855 SF and is divided into three sections plus an indoor 60’ round pen arena. All three sections have stalls and are wide enough to move horses with ease. This section of the property also includes a paddock to the east of the arena and a fenced in section to the northwest.
The main stables also consist of a two-bedroom caretaker unit with front and back access which is attached to a two car garage. The unit is also attached to the storage area of the main stable that is used for hay and equipment. Within this section are three build-outs that contain the offices of the equestrian operations. There is a covered breezeway between this section and the stable, allowing covered access between the two.
SECTION 1: Tack Room, Wash Stall & 17 Heated Stalls
The main center section is heated and has a secured tack room, decorative restroom, a wash stall and 17 stalls. It is of steel-frame construction with wood partitions, a vaulted ceiling with center skylights in a gable asphalt-shingled roof and a concert floor.
SECTION 2: 12 Stalls (not heated)
To the west of the main section are 12 additional stalls that are blocked off by a folding door and not heated. All of the stalls have wood partitions, with water available to each. There are paddle fans and vents on the gable ends for proper air circulation.
SECTION 3: Indoor 60' Round Pen Arena, Dock & Feed Loft
The final section includes an indoor arena, dock and feeding loft. Between the arena and main stalls is another section that leads to a dock where manure is loaded into a trailer for removal. There is a feed loft attached to this section as well. The “round pen” arena measures 60’ across, has wood paneled walls, thermal pane windows, a windowed turret to allow in natural light and high bay halogen fixtures.
